HPA professionally managed and rehabilitated the Sandcastle Apartments, Corpus Christi, Texas, a 426 unit garden apartment community, from 1988 to 1991. The rehabilitation costs of $500,000. resulted in an increase in annual Net Operating Income of $285,000. and an increase in value of $3,000,000. which was realized through a sale of the property.
HPA managed other properties for institutional owners during the same period. All of the properties under management led their respective markets in rental rates relative to the property's position in the market, after improved maintenance, curb appeal, varying degrees of rehabilitation, and improved marketing and leasing practices. Country Club Villas in Amarillo, Texas, (right photo) went from 80% to 95% occupancy in about 45 days by employing these strategies.
